Our normal max loan to values range from 50% for raw land to 75-80% for retail, office and multifamily properties. For loan to values 80-90%, you need very well documented financials on the property and the borrower.
We are DIRECT Lenders for the types of properties mentioned above and lend in ALL 48 contiguous states. We offer fast responses to your requests.
Terms are 5,7,10,15,20 years and 20/10, 25/10, 30/10 & 30/30 for fixed rates starting at Treasury bill + 1.1-3.5 with points ranging from .50-2 points. All depend on the deal, loan amount, type & strength of the borrower.
If you are asking for anything over 75/80% Loan to value, the balance must be in cash-(if doing a purchase) or other asset that can be used as collateral. We have a 90% loan that can be used for REFI, Acquisition or Construction. This loan program carries as much as 7 points, of which 5 points can be financed. We do NOT do 100% Loan to value loans without other property (cross-collaterialization) or irrevocable letters of credit to be used as collateral. Value=Purchase Price or current value if refinance. If you are doing a purchase with less than 20-30% down payment and do not have any other to cross collaterialize, then you need to visit the hardmoney website below.
