First Mortgages
FIXED RATES: "A" Credit Up to 97% LTV from $100,000-$5,000,000- For purchases and refinances. Minimum credit score of 620 for full income documentation and the best rates. Minimum credit score of 630 for easy qualifier/no income verifier for loan amounts up to $1,000,000 for 90% LTV, $1,000,001 to $1,500,000 for 80% LTV, $1,500,001 to $1,750,000 for 75% LTV, $1,750,001 to $1,999,999 for 70% LTV, $2,000,000 to $4,000,000 for 60-65% LTV and from $5,000,000 for 50-55% LTV. If you need higher LTV's we can also do a combo loan 1st & 2nd mortgage to equal the amount of LTV you need.
ADJUSTABLE RATES: Same program as above but we offer 1 month, 6 month, 12 month 3 year and 5 year fixed rates then they become adjustable changing 1% every six months. These products are not credit score driven but good to excellent credit is required with no Bankruptcies in the last 36 months and no more than 2 times 30 day lates on your mtg. in the last 24 months and overall credit is good.
SUBPRIME LOANS: A-,B,C and D credit. This product is not credit score driven and is designed for borrowers with less than perfect credit or irregular loans. Loan amounts from $100,000 to $1,500,000. Terms offered are 2 year fixed, 3 year fixed and 15 or 30 year fixed rates. Because these rates are higher than normal "A" paper loans, most loans are done on a 2 year fixed terms and then you refi into a better product when your credit improves. This product even does recent foreclosures and bankruptcies from 65% LTV to 90% loan to value. We also offer 100% LTV first loans or combination 100% single loans,100%, 80/20, 70/30, 75/25, 85/15 or 90/10 and every combination possible for those borrowers looking to obtain a mortgage or purchase that have good credit but not enough cash to put down.
CASHOUT REFINANCE loans: We also do cashout refinance loans. These loans can be used for any purpose, boat loans, plastic surgery, cosmetic surgery, payoff credit cards, debt consolidation, car loan payoffs, home improvement, etc. We have the most generous and liberal cash limits, most of loan programs either come with up to $250,000 cash out, $500,000 cash out and no limit cash out.
If your credit is not good, you must be current at the time of application to better your chances. Once we look at your credit report we will be able to make a determination what is available to you.
